These Terms and Conditions ("Conditions") constitute a legally binding agreement between Cloud9Homes Serviced Apartments (a division of Ojaswi Group) and you, the individual making the reservation, as well as all adult guests included in your booking (collectively referred to as "Guests") who will be staying at our serviced apartment(s) ("Property"). By completing your booking, you acknowledge and accept these terms.

Refund & Cancellation

  • If you cancel on or after the check-in date, or do not show up, a 100% cancellation fee will apply.
  • If you cancel within 5 days prior to the check-in date (including the check-in date), a 100% cancellation fee will be charged.
  • You may cancel free of charge if you do so between the booking date and up to 5 days before the check-in date.
  • Refunds will be made to the same payment method used at the time of booking.
  • Refunds are processed within 72 hours and should be credited to your account within 7-15 business days.

Further Terms & Conditions

  • The lease will commence on the dates mutually agreed upon by the lessor and the tenant.
  • The tenant must pay the full rent for the entire stay in advance. For stays of one week or longer, a refundable security deposit of Rs.5000/- will be collected (deducting any damages if applicable) and returned upon vacating the property.
  • The suites are to be used strictly for residential purposes only.
  • If any furniture is damaged during the tenancy, the tenant is responsible for replacing it. Any damage to the building or apartment caused by the tenant’s negligence must be fully compensated by the tenant.
  • Smoking is strictly prohibited inside the units. Violations will result in a penalty or additional cleaning fee of Rs.3000/- due to odor and damage to bedding. Smoking is only allowed in designated areas, if available, within the apartment complex.
  • The tenant must comply with all apartment complex rules and regulations. Any damage to the premises will be the tenant’s responsibility. Keys and remotes must be returned to the lessor at check-out. In emergencies, building management or security may enter the apartment without prior permission.
  • The tenant agrees to allow the lessor’s staff or officers to enter the premises for inspection at reasonable times.
  • The lessor and its staff are not liable for any damages, including theft, fire, personal injury, death, or damage to vehicles and personal belongings of the tenant or their visitors. Tenants are responsible for obtaining adequate insurance coverage for themselves and their vehicles before moving in.
  • The tenant must ensure that no illegal activities or disturbances occur on the premises provided by the lessor.
  • The tenant authorizes housekeeping staff to enter the premises for cleaning and maintenance purposes.
  • The lessor reserves the right to change the premises and pricing at its discretion.
  • The tenant must not cause any disturbance to neighbors at any time.
  • Free cancellation is available up to 7 days before the stay. For more details on cancellation, please refer to the "Refund & Cancellation" section.
  • A replacement fee of Rs.1500/- per key will be charged for lost keys.
  • All guests must present a valid photo ID (Passport, Aadhar, or Driver’s License) and the credit card used for booking at check-in. Check-in will not be permitted without these documents.
  • House rules: The apartment is located in a residential building. Please be respectful, polite, and considerate to neighbors. Quiet hours begin at 10:00 pm; keep noise to a minimum inside and outside the suite, including hallways and common areas. Music and TV volume should be kept at a considerate level.
  • Parties or events are not permitted inside the suite at any time.
  • If these rules are violated or if there are serious complaints about noise or behavior, the lessor reserves the right to evict the tenant without notice.
  • Building security: Please note that building security staff are not employed by Cloud9Homes, Hyderabad. For assistance, contact us at the numbers provided. In case of announcements, please follow security instructions.
  • Shipments/deliveries: We do not recommend shipping items before or during your stay, as timely delivery cannot be guaranteed. The lessor is not responsible for lost shipments. If you need to receive a shipment, please contact us in advance.
  • Lost or damaged belongings: The lessor is not responsible for any lost or damaged personal items during your stay, whether on the premises or outside the apartment.
  • Liability: Tenants are financially responsible for any damage caused to the property, building, or items inside the suite by themselves, their visitors, or anyone in their party. For example, a lost suite key will incur a charge of Rs.1500/-.
  • By accepting this sub-lease agreement, the tenant acknowledges and agrees to comply with all terms and conditions, and understands that these terms form a legally binding contract between the tenant and the lessor (Cloud9Homes, Hyderabad).
